It is common knowledge, that the more acreage purchased, the less per acre the tract costs. So, with that in mind, it’s easy to imagine buying a tract of land for x dollars an acre and dividing it into several, smaller parcels to sell for x+ dollars an acre. Sounds pretty easy and it can be!

What first? Find a property and remember, location is paramount! I like to search the internet for "Alabama Hunting Land For Sale" and cycle through the results. Second, make sure there is a demand for the divided property at your proposed price and that state, county laws will not prohibit or make the plan too costly and or time consuming. Never forget that time is money! Some counties require permitting if the property is divided into small enough parcels. Take Baldwin County Alabama for example, which requires no permitting or permission as long as your parcels are 20 acres or larger. Dividing into parcels less than 20 acres requires permitting which translates into more time and money to be spent so I would stay above 20 acres at all costs unless of course, subdivisions interest you.

The more roads the better, why? Because I’m not in the road building business nor do I want to be! Also, the more roads, the more parcels, how? Easy, the roads will also be the new property lines! Also, the more roads, generally means more access and the more access the more “private” non shared roads and people like that so, so do I!

Creeks, roads, existing property lines, timber edges and heads can all be used as property lines to “break up” a tract of land. Simply look at the property from an aerial view or photo and start analyzing the obvious options. Google Earth Pro and other similar, inexpensive internet services provide satellite views of most any property. The programs have many easy to use, and very helpful tools such as zooming, acreage determination and other measurements in feet to miles… not to mention the mapping of property lines that make a parcel map look good as well. After making a rough draft aerial map with tentative parcels outlined, walk the property to confirm all that
you are assuming is factual! Sometimes, an aerial photo can fool the eyes, so only use it as a reference to see where you are while on the property and as a parcel map, showing the breakdown of the tract into labeled parcels for prospects to choose from.

You do not want to have the parcels surveyed, what if someone wants two or more parcels? In that case you only need the perimeter of the selected parcels surveyed. The surveying of shown inner property lines would be useless and costly. Remember, the aerial map with the parcels outlined is for reference only! Although accurate, it is not survey accurate and if using a bank, they will certainly require a survey before any release. A survey will also determine the exact acreage to be multiplied times the agreed sales price per acre. Without the reference aerial, acreage determination would be wild guesses.

Now, you can start marketing, advertizing and selling your land or team up with a well known realtor. Some will want to wait a year before selling to take advantage of the Capital Gains tax incentive, that’s all well and good but don’t wait a year to start marketing. After six to nine months, start to actively sell the property, if a buyer is found before the year is up, no problem. Make the deal and arrange for the closing to take place a year and a day after you made the purchase.
